Before the notice

What a commercial owner should do now

  1. Know your number before the county does. Pull your rent roll, operating statements and any recent appraisal or sale. Income property is valued on what it earns, and the county rarely has your real figures.
  2. Watch for the schedule of values. The county adopts it before January 1, 2029. The window to challenge the schedule itself is 30 days from its first published notice (G.S. 105-317), well before any value notice arrives.
  3. Open the notice the day it lands. The informal review window is short and runs from the date printed on it.
  4. Write down the Board’s adjournment date. It is the real deadline for the formal appeal (G.S. 105-322).
  5. Pay the bill anyway. It is due September 1 whatever is pending. A successful appeal comes back with interest.

Questions about the 2029 revaluations

Which North Carolina counties revalue in 2029?

24 counties are scheduled to revalue effective January 1, 2029: Carteret, Chatham, Cleveland, Columbus, Currituck, Davie, Durham, Forsyth, Greene, Jackson, Johnston, Jones, Lenoir, New Hanover, Orange, Person, Richmond, Stanly, Stokes, Surry, Transylvania, Union, Wilkes, Wilson. This is each county's schedule as reported to the North Carolina Department of Revenue as of July 2026. Counties can move their schedule, so confirm with the county.

When will 2029 revaluation notices be mailed?

No statute sets a mailing date; each county chooses its own, usually in the first months of the year. The appeal windows that follow the notice are short, so the time to prepare is before it arrives.

What is the deadline to appeal a 2029 revaluation?

The formal deadline is the date the county's Board of Equalization and Review adjourns, which each county publishes. In a revaluation year the Board may sit as late as December 1, but most counties set a much earlier adjournment date (G.S. 105-322). Many counties also offer an informal review first, with a shorter window counted from the date on the notice.

Why does the 2029 revaluation matter so much for commercial owners?

Because the value set as of January 1, 2029 is the value the property is listed at every year until the next revaluation, unless the property itself changes (G.S. 105-287). A reduction won in 2029 keeps saving every year of the cycle; an assessment left too high keeps costing for just as long.
